Team Member Spotlight : Meet Morgan

Morgan Samson is Casey’s daughter and was born and raised in Vienna VA. Growing up, she was very involved in VYI sports playing basketball, softball and soccer. She attended James Madison High School where she was a cheerleader, played lacrosse, and waitressed at the Vienna Inn. After she graduated in 2007, Morgan decided to head down south to the University of Alabama “Roll Tide”. She was a member of Kappa Kappa Gamma, and just like her dad, a huge football fan. She finished up her college career at James Madison University, graduating with a degree in communications.

After graduation, Morgan worked as a pharmaceutical sales rep where she was one of the top reps in her company. In December 2012, Morgan was thrown a curve ball when she was diagnosed with the autoimmune disease, Type 1 Diabetes. Instead of being a road block, this has been a driving force for her to succeed and help other people struggling in the community.

In 2013, Morgan decided to transition from pharmaceutical sales to a more demanding sales position in software sales. Morgan worked for 5 years at Nauticon Office Solutions where she was an instrumental part of the company’s #1 sales team. She consistently exceeded her monthly quotas and was recognized by upper management for her dedication and work ethic.
After years of convincing, we were finally lucky enough to coax her away to join the family business and our sellers and buyer are the beneficiaries. From the start Morgan did not disappoint. In her first 2 open houses she sold a $1.75M home and the next week sold a $1.8M home. Her style and professionalism is a perfect final addition to our great team.

Outside of work, Morgan enjoys spending time with her family, friends and her boyfriend, fellow team member Colby Smyth. Together they love to travel, cook, socialize, and take care of their two rescue dogs. Shayna Ignaszewski

Shayna has always had a “client first mentality” and a passion for helping people. After graduating from Virginia Tech’s College of Business, she worked for four years as a Consultant, assisting clients with training and support, for one of the top technology companies in Northern VA. A native of the Northern, VA area, Shayna lives in Aldie with her husband and puppy, Bruno. She grew up in the Chantilly area, but assists clients from Arlington to Leesburg to Gainesville, VA.Her mother and fellow Casey Samson Team Member, Pam Mooney, introduced her to real estate at a young age. Shayna always had an interest in the industry and the ability to have a impact on such a big part of a person’s life. She then took a position as the marketing specialist and transaction coordinator for Donny Samson, one of Samson Properties top agents. She supported him in his continued success of being a Top Producer and assisted him with launching The Donny Samson Team. After a few years of learning and mastering the back end of the real estate processes, she had the tools she needed to be a successful agent. Eager for the next step in her career, Shayna became a licensed real estate agent. Shayna prides herself on being honest, hard working and dedicated to putting her clients needs first in any real estate transaction.

We thought we would share some stats from The Casey Samson Team:  4 out of the last 6 listings we put on SOLD at the open house and we have the buyers! 12 days is our average days on the market. 40 out of the 45 homes we listed since the election have sold or are under contract!

What is your Market like?

Sellers need to know how the market is reacting so they can adjust their strategy.  % of homes under contract dictate Buyer’s or Seller’s Markets

Under 33% is a Buyer’s Market, 33%-50% is a Neutral Market, 50% and above denotes a Seller’s Market.

Each town has it’s own dashboards and charts that give sellers a better look at their particular market. Charts are dynamically updated so sellers have the best information available. They include:

  • Closed Sales compared to the 5 year average
  • New Pending (homes under contract) vs 5 year average shows us buyer activity.
  • Active Listings vs 5 year average talks to the current inventory.
  • Months of supply vs 5 year average tells us whether we are in a sellers market or a buyers market and has a direct effect on pricing.

If sellers do not price correctly, they risk a loss of between $25,000 and $75,000.

Here are the numbers for Vienna home sales in the first two quarters of 2016:

  • If a home sells within 10 days, it sells at an average of 114% of assessment*
  • If a home sells between 30 and 60 days, it sells at an average of 109% of the assessment or a loss of $36,000
  • If a home sells after 60 days, it sells at an average of 105% of the assessment or a loss of $75,000

We took a look at the price per square feet (PPSF) of Vienna Colonials. When comparing PPSF, you need to compare apples (colonials) to apples (colonials).

  • If a home sells within 10 days, it sells at an average of $344 per Sq Ft (PPSF)
  • If a home sells between 30 and 60 days, it sells at an average of $333 PSF or a loss of $25,000.
  • If a home sells after 60 days, it sells at $317 PSF or a loss of $67,500.
