The Market Shows Signs of Recovery

The market has been down about 10% all year due to lack of inventory. July sales were only 4% lower than 2017 but contracts from July were actually up 4%.

In July, The Casey Samson Team went from a $3.5M in contracts for July of 2017 to a $13M in contracts for July 2018. The buyers are out if homes are priced correctly. Here is a look at July sales for the markets we service

Our homes over $1.25M, sold in average of 27 days for 98% of their list price. We also sold 5 of the top 7 Vienna homes in May of 2018.

Team Member Spotlight : Meet Morgan

Morgan Samson is Casey’s daughter and was born and raised in Vienna VA. Growing up, she was very involved in VYI sports playing basketball, softball and soccer. She attended James Madison High School where she was a cheerleader, played lacrosse, and waitressed at the Vienna Inn. After she graduated in 2007, Morgan decided to head down south to the University of Alabama “Roll Tide”. She was a member of Kappa Kappa Gamma, and just like her dad, a huge football fan. She finished up her college career at James Madison University, graduating with a degree in communications.

After graduation, Morgan worked as a pharmaceutical sales rep where she was one of the top reps in her company. In December 2012, Morgan was thrown a curve ball when she was diagnosed with the autoimmune disease, Type 1 Diabetes. Instead of being a road block, this has been a driving force for her to succeed and help other people struggling in the community.

In 2013, Morgan decided to transition from pharmaceutical sales to a more demanding sales position in software sales. Morgan worked for 5 years at Nauticon Office Solutions where she was an instrumental part of the company’s #1 sales team. She consistently exceeded her monthly quotas and was recognized by upper management for her dedication and work ethic.
After years of convincing, we were finally lucky enough to coax her away to join the family business and our sellers and buyer are the beneficiaries. From the start Morgan did not disappoint. In her first 2 open houses she sold a $1.75M home and the next week sold a $1.8M home. Her style and professionalism is a perfect final addition to our great team.

Outside of work, Morgan enjoys spending time with her family, friends and her boyfriend, fellow team member Colby Smyth. Together they love to travel, cook, socialize, and take care of their two rescue dogs. Market Recovers in April

The first quarter of 2018 was not kind to the real estate market in northern Virginia. The market was down 6% compared to sales from 2017. Oak Hill and Fairfax Station were the big winners in the 1st quarter with 80% of the markets in the red.  Sales in April were down an average of only 3% with 1/2 of the markets now in the green over 2017. Fairfax Station remained strong along with Great Falls and McLean. Rising interest rates, low inventory and skittish buyers are identified as the cause of the soft market. The news is no better for the new home market, which is down 23% year to date from 2017.

We the Dogs DC is teaming up with Mascot Publishing to print an 8 x 8 hardcover photo book that will feature photos of local dogs in iconic DC locations.
