Market Recovers in April

The first quarter of 2018 was not kind to the real estate market in northern Virginia. The market was down 6% compared to sales from 2017. Oak Hill and Fairfax Station were the big winners in the 1st quarter with 80% of the markets in the red.  Sales in April were down an average of only 3% with 1/2 of the markets now in the green over 2017. Fairfax Station remained strong along with Great Falls and McLean. Rising interest rates, low inventory and skittish buyers are identified as the cause of the soft market. The news is no better for the new home market, which is down 23% year to date from 2017.

If sellers do not price correctly, they risk a loss of between $25,000 and $75,000.

Here are the numbers for Vienna home sales in the first two quarters of 2016:

  • If a home sells within 10 days, it sells at an average of 114% of assessment*
  • If a home sells between 30 and 60 days, it sells at an average of 109% of the assessment or a loss of $36,000
  • If a home sells after 60 days, it sells at an average of 105% of the assessment or a loss of $75,000

We took a look at the price per square feet (PPSF) of Vienna Colonials. When comparing PPSF, you need to compare apples (colonials) to apples (colonials).

  • If a home sells within 10 days, it sells at an average of $344 per Sq Ft (PPSF)
  • If a home sells between 30 and 60 days, it sells at an average of $333 PSF or a loss of $25,000.
  • If a home sells after 60 days, it sells at $317 PSF or a loss of $67,500.

Two neighbors had the same size, type and condition home. I priced one home at $875,000 and sold it in the first weekend for $917,000 with very few items on the home inspection. The neighbor listed at $925,000, sat for $855,000 with a $12,000 home inspection bill. A loss of $74,000.

Example 2:

Is the Market Turning? Vienna Virginia Real Estate Update

Is the market turning? In the Vienna Virginia real estate market* over the last 7 days, 3 homes have come on the market, 16 homes went under contract and 11 homes either withdrew or expired unsold. That means 3 homes went into inventory and 27 were taken out of inventory. Over the past 30 days, 43 homes were added to inventory, 61 homes went under contract and 40 expired or withdrew unsold. A net decrease of inventory of 58 homes or an inventory reduction of 29%. The good news: in the first 2 weeks of November 2013, only 14 homes went under contract. This year 32 Vienna homes went under contract in the same time period. A 128% increase over 2013. Homes still need to be in great shape and priced correctly, but it seems there may be signs the market is turning.

Why the turn around?

Jobs numbers are growing. When buyers see homes they have been watching go under contract, they get a sense of urgency. The election calmed buyer uncertainty.
Rates are still very low. More aggressive financing options.

For example: Oakton homes listed in the $750,000-$850,000 price range have been on the market for an average of 90 days and reduced their price an average of $27,500. Most sellers are 50-80 and comfortable with the floor plans designed in the 70s and 80s. Most buyers are 35-40 something and looking open floor plans with updated kitchens and bathrooms. Remodeling the home is not recommended, but a professional renderings by an interior designer, showing what could be, is very effective.

Pricing Returns to 2005 Levels | Real Estate 101 | Vienna, Virginia

Yep, you heard it right, 2005. And it has been quite a ride. The most reliable way to compare prices is by comparing apples to apples. My apple is a 3 BR, 2BA rambler in the 22180 zip code.

As you can see by the chart, in 2005 the average price of a rambler was $540,000, which is about $481 per sq foot above grade.

The financial crisis caused prices in real estate to drop significantly around the country. Vienna was not exempt.

In 2009, prices of the same ramblers fell 20% when they hit $441,000 or $384 per sq ft. Low rates and a strong job market, especially in Vienna, helped bring prices back to the 2005 level.

The 2013 Ramblers are selling for an average of $540,000 or $480 per sq ft. Next time you think prices are too high, remember we are just returning to 2005 levels.
