Market Update August 10th

The Market Shows Signs of Recovery

The market has been down about 10% all year due to lack of inventory. July sales were only 4% lower than 2017 but contracts from July were actually up 4%.

In July, The Casey Samson Team went from a $3.5M in contracts for July of 2017 to a $13M in contracts for July 2018. The buyers are out if homes are priced correctly. Here is a look at July sales for the markets we service

Our homes over $1.25M, sold in average of 27 days for 98% of their list price. We also sold 5 of the top 7 Vienna homes in May of 2018.

Team Member Spotlight : Meet Michelle

Michelle Samson, the team’s Communication’s Manager keeps the communication between our clients, agents, and community flowing! She creates our newsletters, email blasts, and assists with marketing packages for our homes and webpages. She loves being able to work alongside her Uncle Casey Samson, Cousin Kelly Samson, Father Pat Samson, and Brother Billy Samson.

Michelle has called Northern Virginia her home for 26 years! She graduated from Westfield High School in 2010 and played for both the women’s Basketball and Softball teams. She graduated in 2015 from Radford University with a Bachelors in Communication concentrating in Public Relations. While at Radford University, Michelle was an active member of Alpha Phi Omega, a National Community Service Fraternity and loves to give back to her community.

During college, Michelle interned at Collective Architecture in Washington DC, where she fell in love with Marketing and Design. After college, she started her career in IT sales, but soon realized she wanted to bring her talents to the family business. After a year and a half with our team, she has helped us communicate our message to the public and brings a fountain of knowledge and innovative ideas with her.

Outside of the office Michelle enjoys competing her horse, Peau, hiking, rock climbing, traveling, and spending time with her family and friends. She is outgoing and personable which translates to her ability to work well with all of our clients! She burns the midnight oil to make sure each and every client we work with has an amazing experience with our team!

Michelle Samson’s dog Riley pictured here, was adopted from A Forever Home Animal Rescue. Riley loves to go with Michelle everywhere! She also enjoys playing with her best friend Nixon, Billy Samson’s Golden Retriever.

Market Update February 1st

February Continues to be the Best Month to Sell

We measure the success rate of homes listed by month and find that February continues to be the most successful month to sell. The reason is simple: pent up winter demand and very little inventory. In January, lenders are reporting pre qualifications are through the roof but contracts are few. Sellers want to wait until flowers come out in the spring. The only problem is so does the inventory and many sellers find them selves bumping into May and June, the worst months to sell. If sellers are ready in February or at the latest early March, then its time to sell. 2017 was also a great year to sell. In 2014 and 2015 66% of the homes sold in Northern Virginia while the rest had to withdraw unsold. In 2017, 73% of the homes sold, which is a 11% increase. No one knows what the future brings, but now is the time to SELL!

What’s Hot for 2018 | Flooring, Kitchen & Baths Edition

Staying up to date on the latest trends is a Casey Samson Team priority. We had our weekly meeting at Image Flooring, Kitchen and Baths showroom in Oakton, Virginia and we learned ALOT.  They shared the latest information on flooring, kitchens, baths, materials and estimated costs and we can’t THANK them enough. This knowledge makes us more valuable to home buyers and sellers. Everyday we need to advise our clients on any upgrades that will help sell their home. Buyers do not want to buy their parent’s house. Because of this renovation small or large are sometimes a must to get maximum value back for home sellers.   1. Quartz is the new Granite
  2. Don’t Match, Contrast
  3. Prefinished hardwoods over sand in place hardwoods
  4. Soft Gray is still IN
  5. Subway tile is the go to tile for Kitchens
  6. Chrome wins vs Brush Nickel hardware
  7. Shaker Cabinets are the most popular and can be transitional or contemporary
  8. Convert to Frameless shower doors, shower frames are out
  9. Large format tile: The new trend is to tile all the way to ceiling
  10. Canadian Prefinished Hardwood is THE place to get prefinished floors. Buying from a source that buys direct from Canada (Like Image Flooring) can actually be similar in price as domestic “builder” prefinished hardwood.

We learned so much we have a few more for you. Hot colors for flooring: walnut, chocolate, gray/brown. Hot color for kitchen cabinets: Soft White, Bathroom cabinets: Espresso or Gray. Darker flooring with soft white kitchen cabinets is a timeless look and appeals to many buyers. The opposite  is true in bathrooms: Dark Cabinets/Light counter in baths. Engineered hardwood flooring over hardwood. Engineered hardwoods comes in pre-stained and have 12 coats of poly vs stained in place with only 3 coats of poly.

Great News! Irma was adopted this weekend! Because we don’t want to forget about the dogs who were not adopted yet, we have decided to feature Cara again. She is still searching for her forever home! Cara is an adorable Beagle-Pointer mix.  At 6 years old Cara has been around and now just wants a permanent home of her own. She would enjoy being part of an active household that will keep her busy (and maybe help her lose a few pounds). Whether she runs at the dog park, jogs alongside you, or spends some time at doggie daycare is up to you but you will need to do something each day to tire her out.
