Cherry Drive, a beautiful home in Fairfax is now under contract! This week our sellers of Ingle Place in Alexandria, Virginia went to settlement. Pam and Shayna are now house hunting with our sellers, turned buyers. We wish them luck while looking for their new home but we know they are in good hands! Our sellers on Awbrey Court in Franklin Farm also closed this week. These sellers are relocating to the beach in North Carolina and we would be lying if we said we were not jealous. No Open Houses to report this weekend, enjoy your Easter weekend!

Strong Spring Market for 2012

Market conditions affect pricing so you need to know the market. Here is where we are:
In the spring 2012 (March-May), the target market of Vienna VA had sales that were 20% higher than 2011. When you break that up into sub markets of under $500k, $500-$1M, and over $1M, you see the higher price ranges accounted for the gains.

Upper price ranges slip back into Buyer’s Market

The best way to look at the current market is to take the percentage of current inventory Under Contract. When 25% of the listings are under contract, it is considered a Buyer’s market. When we have 40% under contract it is considered a Neutral market which means neither buyers nor sellers have control. When the percentage of homes Under Contract goes over 60% we have a Seller’s market. Here is a look at the current market.

Current Vienna Market

Homes under $500k – Seller’s Market (67%)
Homes between $500 and $1M – Neutral Market (43%)
Homes over $1M – Buyer’s Market (28%)

If you are selling a home under $500,000 in Vienna, you can be a little more aggressive on pricing (see “Selling your home over appraisal“). Sellers between $500,000-$1M should be conservative with their pricing and sellers over $1M should be priced with the understanding that there is a lot of competition and only 1 in 4 homes are under contract.
