For the first time in 40 years, Fairfax County is undertaking a major school redistricting effort, an initiative designed to keep students together as they move from elementary to middle and ultimately high school. With potential boundary changes making headlines, it’s no surprise that one question is suddenly top of mind for our home buyers relocating into the area:

“How much do school districts really affect home prices?”

The short answer? They matter a lot.

But the longer, more interesting answer is that the impact is often more nuanced than people expect, especially in high demand areas like Vienna. Let’s break down what the data is showing right now and how much premium buyers are truly paying for certain school pyramids.

A Look at High School Boundaries in Vienna

New Madison and Marshall Boundaries for 2026-2027

To isolate the effect of school districts, we analyzed 4,000 square foot homes built around 1995 in the northeast part of Vienna, keeping the home style and age consistent while looking at different high school assignments.

Homes in preferred high school districts can sell for as much as $150,000 more than neighboring districts.

That spread reflects how strongly buyers perceive school reputation and rankings, test scores, and long-term resale value.

In percentage terms, that gap is right in line with what we typically see:

  • Top Ranking School Pyramid: +5%
  • Average Ranking: Baseline
  • Lower Ranking: –5%

Even within an elite county like Fairfax, those swings can mean six figures.

Rankings referenced in this analysis are based on publicly available data from GreatSchools.org and U.S. News & World Report. It’s also important to note that regardless of individual rankings, Fairfax County Public Schools as a whole is widely considered one of the top school districts in the country.

Elementary Schools Matter Too

In a previous analysis, we drilled down one level further, looking specifically at elementary school boundaries in Vienna. The results were just as revealing: That’s more than a $160,000 difference from top to bottom. Again, for similar homes in Vienna. Homes in popular, top ranking, elementary school districts can sell at a premium of 15%.

For families focused on elementary schools, these boundaries can become just as influential as the high school pyramid when competing for homes.

Why Buyers Pay More for Certain Schools

School districts influence pricing for several reasons:

Buyers often rely on rankings, test scores, and reputation, sometimes even more than firsthand experience.

Homes in top school pyramids tend to attract deeper buyer pools, which supports prices in slower markets.

Strong schools are often associated with long-term homeowners and lower turnover.

🗺️ Boundary Scarcity

In places like Vienna, there are only so many homes feeding into certain schools. Limited supply pushes values higher.

So… Do School Districts Matter?

In Fairfax County, the answer is clearly yes, but within a narrow band.

Unlike markets where crossing a boundary line can swing prices 20–30%, Vienna’s overall desirability keeps values strong across nearly every neighborhood. Still, the data shows:

  • Expect about a 5% premium for highly sought after school pyramids.
  • Average school ranking trade right at market norms.
  • Areas with a lower school ranking can see roughly a 5% discount, even when the homes themselves are nearly identical.

When you’re talking about $1.6M–$1.8M homes, that difference can mean $80,000 to $150,000.
