Between 2023–2025, inventory in Northern Virginia has been down 30%–40% below pre-pandemic levels. Low housing inventory has driven up home prices across the region. Lower interest rates in 2026 were expected to increase inventory by 20%–30% and give buyers some relief, with housing inventory finally returning.
However, turmoil and uncertainty around mortgage rates have caused many sellers to hold off on putting their homes on the market. This lack of inventory has contributed to bidding wars and prices being pushed beyond realistic levels.
April is now showing signs of recovery, as all counties are reporting increased inventory in the 37%–43% range. This shift in the Northern Virginia real estate market will help buyers find the homes they are looking for while keeping prices more reasonable.

Contracts and Sales Are a Different Story

“A” quality listings are flying off the shelf, and prices are still aggressive.
Homes that are overpriced, underprepared, or have challenges—such as a poor lot, undesirable location, or functionality issues—continue to sit on the market unsold.
While Arlington buyers are reacting more quickly to the increase in inventory, buyer response in other Northern Virginia counties has been lukewarm at best.
